Two Approvals Before Anybody Turns a Wheel

The Legacy has been building since 1997 and it is still adding sections off Legacy Drive and the Savannah courts, with a townhome section in the Greens and covenants over all of it. That is the defining fact about getting a stump ground out here, and it has nothing to do with the stump.

What happens in practice is that a homeowner gets a price, books a date, and then discovers the covenant requires written approval for the removal plus a replacement tree of an approved species inside a set window. Meanwhile, in the newer phases, there is often a builder crew two lots away who needs the street clear on the morning you booked.

Neither is an obstacle. Both are about a week, and knowing that in advance is the difference between a smooth job and a rescheduled one.

Get the Sign-Off, Then Book the Date

Email the association a photo and ask three things. Does removal or grinding need approval, is a replacement required, and what species are on the approved list. Keep the reply.

We hold dates for people waiting on that, and once the answer is in hand a normal grind out here is generally four or five working days away. What we want to avoid is arriving at a lot where a neighbor has queried the work, because at that point the machine goes home and the trip has cost us both.

On a rental or a recent purchase, check whether the seller left an outstanding covenant item behind. It happens more often than you would think in a community that is still filling in.

Two Completely Different Kinds of Stump Out Here

The Legacy was platted over farmland, and the loblolly pine windrows the farmer planted for shelter are still standing along some of the older boundaries. Those are the big ones. Pine is resinous, it gums a cutting wheel, the material mats down instead of raking loose, and sap-heavy grindings left on a driveway will stain it. We tarp before we start on pine, not afterward.

The other kind is a builder planting from the late nineties or the 2000s that has run out of road: willow oak, red maple, Bradford pear in the older streets, Autumn Blaze maple in the 2010s phases. Ordinary hardwood work, straightforward, mid-range money.

Worth knowing which you have before you get a price, because the two are not remotely the same job.

A Finish You Can Mow

Several lots here back directly onto the golf course, and on those the finish matters as much as the removal. A crowned mound of grindings looks fine for a fortnight and then settles unevenly, and a rider crossing it at speed finds every dip in it.

On golf-frontage lots we take the excess material off, backfill with soil, tamp it and bring it to grade rather than above it, then accept that a small top-up will be wanted after the first heavy rain. If you want it seeded straight away we will tell you honestly whether it has settled enough yet.

The same reasoning applies in the Greens townhome section, where the association mows the common grass and does not want an obstacle in the middle of it.

Where the Storm Left Town

The December 2023 tornado went out of Springfield past Highway 76 East near Oakland Road, which is the far end of this side of town. The damage down here was at the weaker end of the track compared with what happened up at Fairway Trail, but weaker still meant trees down.

What is left from that is mostly willow oak and pine along the older boundaries, and a fair number are still standing because they sat on the edge of a lot where nobody had to walk past them. If yours is one of those, it has been in the ground long enough now that the wood has hardened off and the roots have begun to loosen, which is not a bad combination for a grind.

What we need from a Legacy homeowner before we book

  • The association's written OK, and whether a replacement tree is required
  • Which phase you are in, since builder traffic still closes parts of Legacy Drive
  • Whether the stump is pine or hardwood, because the two work differently
  • How close the lot line or the course boundary sits to the work
  • Gate width if the stump is behind a fenced rear yard
  • Whether you want the material gone or spread, which on golf frontage is nearly always gone

Questions from Legacy Drive and the Savannah courts

Does the HOA have to approve a stump grind if the tree is already down?

Read your covenant, because it differs by section here. Some only govern removing a living tree, in which case an existing stump is yours to deal with. Others treat any landscape change on visible frontage as approvable, and a few require a replacement within a set period after any removal. One email settles it and it is far cheaper than a canceled visit.

We are on the course side. How level will the ground be when you finish?

Level with the surrounding grass rather than mounded, which is the opposite of what we would do out in an open yard. Course-frontage lots get mowed hard and a crown becomes a scalped patch. Expect it to settle a little after the first real rain, and expect us to say when it is ready for seed rather than guessing.

What is different about a pine stump?

Resin. It gums the cutting wheel so the machine needs clearing more often, the material mats together instead of raking loose, and anything sap-heavy that lands on concrete leaves a mark that is genuinely difficult to get out. We tarp the drive and any walkway before starting. The wood itself is soft and grinds quickly once the wheel stays clean.

The builder is still working on our street. Does that hold things up?

Only if we collide with them. Tell us which phase you are in and whether the street has been narrowed by trucks or materials, and we will pick a morning that works. Where a builder has the frontage blocked, we can usually come in from another angle. It is a five-minute conversation that saves a wasted trip.

How far out are you for this end of town?

Same as everywhere else, three to five working days for standard work, since ten minutes is still ten minutes. Where The Legacy runs longer is the paperwork ahead of it. If you send the photo and start the covenant email on the same afternoon, the two usually finish about together.
